Urban Context Analysis

The proposed site is located within a zone of ribbon development along the A5 corridor. This development consists of a number of mixed uses though recent developments have established an increased number of large retail units. Though within a London borough, the site is equidistant from the traditional retail centre of the West End and the new regional centre of Watford. Its proximity to both local bus and underground transport hubs and the M1 motorway provide it with potential to be a key element in the regeneration of the borough.

The site is located in the Colindale area in the London Borough of Brent, bordered by Edgware Road to the South-East and Grove Park to the South West. To the North West the site is bordered by a new affordable residential development and to the North East it is bordered by an ASDA superstore.

The site benefits from its location directly on Edgware Road with good pedestrian links via Colindale Avenue to Colindale tube station.

Bus routes are available along Edgware Road immediately in front of the site and from Capitol Way. Edgware Road connects to the M1 at Staples Corner which leads straight out of London. It also connects to the A406 North Circular, which leads to west and east London.

Capitol Way to the North of the site consists mainly of single storey industrial sheds.

The tallest building in the immediate vicinity is the 14-storey office block opposite Edgware Road.
