The proposed development benefits from high accessibility by bus. Edgware Road which borders the site to the east is an important bus route. The no. 9 bus services a number of locations in and around North and Central London, reducing the need for potential residents and workers at the development to travel by car.

As part of the development, the existing bus stop just outside the site on Edgware Road, may be extended towards the centre of the Edgware Road façade, thus providing centralised bus accessibility to and from the development.

Colindale Tube Station is located approximately 600m to the east of the site providing potential residents with easy access to underground services serving destinations such as Edgware and Central London.

A new pedestrian crossing in a prominent position along the Edgware Road frontage is also proposed.

Cars and Parking

Residents’ car parking is provided within a double level car park within the retail base block. Short stay parking for the retail is proposed at the lowest level of the retail base block.

It is proposed that the development is accessed via two existing roads in order to separate retail traffic from residential traffic. All retail vehicles will go through the existing rear access of Capitol Way and all residential traffic will go through the secondary access via Grove Park.

Proposed car parking provision –

Retail customers: The total of 722 spaces is based on transport studies. A breakdown of the total number is included within the area schedule contained in section 8.01 of this report.

Residential units on the residential deck level comprising of private and shared equity housing: approximately 351 spaces are provided, on third and fourth floors, based on a provision of 0.7 spaces per unit.

Parking provision for school staff and disabled visitors is provided adjacent to the school entrance, and is accessed from Grove Park.

A Transport Assessment Study has been undertaken by WSP and is included as part of the Environmental Assessment Impact report.
